Silicone, Elastomeric & Cool Roof Coatings

A roof coating is a thick, liquid-applied layer that cures into a seamless, waterproof membrane over your existing roof. On a flat or low-slope roof that’s still structurally sound, a coating can seal weathered seams and small leaks, reflect the sun to keep the building cooler, and add years of life without the cost and mess of a tear-off. Every coating job starts with checking whether your roof is a good candidate, because a coating can’t fix a roof that’s wet, rotted, or failing underneath. If yours isn’t a good fit, we’ll tell you.

Is Your Roof a Good Candidate?

Coatings work best on flat and low-slope roofs that are still sound, dry, and well attached, with wear that’s mostly on the surface. They’re not the right fix for a roof with widespread soft spots, trapped moisture, or failing decking. Our free inspection checks for exactly these things, so you know before you spend anything whether a coating, a repair, or a new roof is the smart move.

Our Roof Coating Process

A coating is only as good as the prep underneath it. Here’s how we do it.

01

Roof Inspection

We check the roof for moisture, soft spots, and damage to confirm it's a good candidate for coating.

02

Clean & Repair

We clean the surface thoroughly and repair seams, flashing, and problem areas before any coating goes on.

03

Apply the Coating

We apply the coating at the right thickness for the product and your roof, with extra attention at seams and penetrations.

We inspect the finished coating, clean up completely, and explain how to keep it in good shape.

Frequently Asked Questions

Answers to common questions about roof coatings in Los Angeles.

A roof coating is a thick liquid layer rolled or sprayed over an existing roof. Once it cures, it forms a seamless, waterproof membrane that protects the roof underneath from sun, weather, and small leaks. It’s most common on flat and low-slope roofs, and it can add years of life to a roof that’s still in decent shape.

Both create a seamless, reflective layer, but they behave differently. Silicone holds up very well against standing water and UV, which makes it a strong choice for flat roofs where water tends to pond. Elastomeric (acrylic) coatings stretch and flex as the roof heats and cools, and they’re often more budget-friendly. We’ll recommend the right one after seeing your roof.

A cool roof coating is a bright, reflective coating, usually white, that bounces sunlight away instead of absorbing it. That keeps the roof surface much cooler on hot days, which can help keep the rooms below more comfortable and reduce the load on your air conditioning. In a climate like Los Angeles County, that makes a noticeable difference.

It depends on the product, how thick it’s applied, and the condition of the roof underneath. Many coatings last 10 to 15 years or more. One advantage is that when a coating starts to wear, the roof can often be cleaned and recoated rather than torn off and replaced.

Cost depends on the size of the roof, the type of coating, and how much cleaning and repair the roof needs first. In most cases, coating a roof costs much less than replacing it. We’ll inspect your roof for free and give you an exact price before any work starts.

A coating seals small cracks, seams, and pinholes, so it can stop minor leaks. But it isn’t a cure-all. Before coating, we find and repair any active leaks, damaged flashing, or wet areas so the coating goes over a sound roof. If your main concern is a specific leak, see our roof leak repair page.

Coatings work best on flat and low-slope roofs, including modified bitumen and torch down roofs. They’re not meant for steep tile or shingle roofs. If your flat roof is past the point of coating, we also install new TPO and torch down roofing.

If the roof is structurally sound and mostly dry, a coating is often the smarter, lower-cost option. If the decking is soft, there’s widespread water damage, or the roof has reached the end of its life, replacement is the better investment. We’ll tell you honestly which makes sense after a free inspection.

Most residential roofs can be cleaned, prepped, and coated in a few days, depending on the size of the roof, the repairs needed, and the weather. Coatings need dry conditions to cure properly, so we schedule around rain.
